Of course the first step in the project is to replace the roof. 

I decided that I was going to fix it so we would never have water damage again.  It was hard but I managed to find a source for 100 sheets of 1/2 inch 4 ply plywood.  I won't mention the source as I don't feel they deserve any free advertising.  It was not Home Depot or Lowe's.  They couldn't come up with 10 sheets let alone 100.

 

Most house's used blue tarp's.  Of course when we went to Home Depot they were out of blue tarps We started on the back of the house.  Cleaned off the roof, laid down felt paper and then started laying a second layer of plywood. Pay close attention to the set of sliding glass doors and the windows on either side.  They will disappear!    
 
I decided the window on the left that the 1st hurricane took out would not be replaced. The top two rows of siding had to come off to install the tie down straps Harriet did not like the new flower pot in her front yard!!

 

The roof is done.  Now for the inside!!  Harriet got rid of her flower pot.

After the roof is done we can start on the inside.

In the first picture you might notice the joist's in the garage have NO hurricane clips of any kind.  The Polk County Building Inspectors passed this back when it was built.  The garage is an addition to the house.  The house has the clips installed.  So this means even more expense and time as I want to rectify this now and bring this up to, and surpass, code.  And I don't need no damn county inspector to tell me it needs to be done.  If they were truly doing their job, I wouldn't have this added problem.  We also found the garage sheathing nailed down with #4. at best #6 nails.  We found the wind had pulled most of the sheathing up by about 1/2 an inch.

This is the view the insurance adjuster got to see.  I didn't wait for them to show up as I knew it would be days before they got around to us and it was very important to get the wet drywall and insulation out.   No matter what, I have to keep my internet connection open.  Now you see why I didn't bother updating the web site for a year!

 

The door from the garage has jumped over by a foot.  The new electrical panel is in and the sliding glass doors are gone.  Just have to fill in the hole.

 

What a mess!

 

 

 

The floor was rotten where we took out the sliding glass doors.  More time and unexpected expense. Bottom line is it has to be made right!!

 

Sliding glass door hole is filled in.  Old kitchen window is filled in.  New door opening where the dining room window used to be, and a new window opening.  Harriet is really going to like her new kitchen   The new door is in.

 

 

 

   
The window is the one we took out where the new door is.  We are still waiting on Home Depot to get the new widows, right!!! We didn't know then that we still had over 2 month's to wait. While we were waiting on widows we decided to fix the floor in one of the bedrooms.  There was a big bulge in the floor caused by the crown on 2 or 3 floor joists

 

I would love to find the assholes who built this house.  I know Danny would also.
